Why do I need to submit a rental application?

Thanks for taking the time to fill out this online application... It's important for Landlords to know with whom they are entrusting their property. A Landlord also wants to know that the prospective tenant viewing their property can afford it, and that this person is capable of taking good care of it. This application helps ensure that your criteria matches that of the property you are interested in, eg., rent amount, pets, smoking, septic capacities, etc... That is why, most of our Landlords require that an application be filled out prior to viewing their property. We realize how important this decision is to you also, and that is why we will process your information as soon as possible. We will be very careful and discrete with your information. An application is required from each adult who will be occupying the premises.
DO NOT SUBMIT MORE THAN ONE APPLICATION. We can use your single application across multiple properties.

Tips for submitting a successful rental application....

  • #1 tip: Don't leave ANY fields blank.
  • The online application might be easier to use on your PC, not your cell phone.
  • Prepare a list of your past landlords, their phone #s, and the time periods that you rented from them.
    • Showing a complete rental history is very important.
    • Try not to leave any "empty" time periods.
    • If you lived at home, or with a relative, please list it.
  • Write a list of your past employers, their phone #s, and the time periods you worked for them.
  • Write a list of professional references, and their phone #s.
    • Good references are worth their weight in gold!
    • Please try to use: Co-workers, bosses, business associates, social workers, or people that are recognized in a community, etc...
    • Please try not to use: relatives, or friends, as they are not impartial.
  • Be prepared to show "proof of income". This can be 2 months of pay-stubs, or your most recent tax return.
    • If self employed, please attach a copy of your most current tax return, or 2 months of pay stubs.
    • The property's owner will want to see that you have reliable income.
    • Typically, your rent should be about 1/3 of your monthly income.
    • Hand written letters will not be accepted as a proof of income.
  • After you have all of these things, it should only take 5-10 minutes to complete.
  • Please fill out the application in its entirety.
  • Each adult occupant, and each signer of the lease is required to fill out an application.
  • If you skip a required field, you'll be brought back to correct it. You may then try resubmitting it.
  • If you press the button, and see the "Success Page", your application has been submitted.
  • If you don't see a "Success Page", contact technical support. They can check it for you.
